			<content:encoded><![CDATA[<p>Building sites is an interesting thing to do. If you really enjoy having a bad time. No, actually, I love all this stuff, but I&#8217;m unable to figure out just what the search engines are doing.</p>
<p>However, I have decided that it really doesn&#8217;t matter. Not because it doesn&#8217;t matter,but because it&#8217;s nearly impossible to keep on top of the changes and still do anything.</p>
<p>Tracking what&#8217;s going on is nearly impossible. The forums are full of a lot of BS unsupported by anything except wishful thinking and plain lunacy. There&#8217;s very little trustworthy research with real data.</p>
<p>Just for the sheer fun of it, let&#8217;s look at the &#8220;Duplicate Content Penalty.&#8221; This has been around for a long time. It&#8217;s almost like an urban legend. There is a near total lack of anything like reasonable proof that such a thing exists in the form most people understand.</p>
<p>What it suggests is that if my site has the same content on a page as some other site, then one of us will be penalized somehow. Gee, did anybody notice how there are all these article directories with identical pages? Which one got penalized and how?</p>
<p>Oh, I believe there definitely is a duplicate content penalty all right, it just doesn&#8217;t seem to me to have anything to do with duplicate content. And it&#8217;s not anything like an active penalty. It&#8217;s just a by-product of how the search engines work.</p>
<p>And now, here&#8217;s my contribution to the confusion. I publish an article which I put on my PR0 site. Somebody with a PR6 site picks it up and publishes it too. Surprise, they get indexed and I don&#8217;t. Later maybe I get indexed but it doesn&#8217;t do me a lot of good PR-wise. Is this a duplicate content penalty? Yes - but mostly no. The search engines didn&#8217;t say, &#8220;I&#8217;m going cream this PR0 for putting up this article that&#8217;s on this PR6 over here.&#8221;</p>
<p>All they did was see that the PR6 is a much higher authority site than my PR0. You know, the SE algorithms can figure this sort of thing out. They don&#8217;t care if it&#8217;s my very own article, why should they? So the PR6 site gets the indexing and what all. And I don&#8217;t. Damn, I been penalized. Nope. Just treated like a PR0 site.</p>
<p>However, I now have a link to my site from a PR6 site (if they didn&#8217;t cheat me by using a rel no follow). That&#8217;s a very good thing and maybe someday I&#8217;ll be an authority site too.</p>
<p>Has this so-called duplicate content penalty hurt me? Not if it&#8217;s my own article pointing to my site. If it&#8217;s a third-party article with no link to my site that&#8217;s on a couple hundred other sites, then it isn&#8217;t going to help me much, but it isn&#8217;t going to hurt me either. It just doesn&#8217;t matter - except to my visitors if they find the article useful. You remember them, the visitors? That&#8217;s why we have sites.</p>
<p>What does this suggest? You&#8217;re a lot (A LOT) better off publishing your own articles that point to your site, than using third party articles for content. If it&#8217;s about ranking and indexing. But there are still those visitors and the more quality content you provide, the more likely they&#8217;ll stick around and even return.</p>
<p>Oh, you knew all that? I assume then that you have been publishing your articles like crazy - and also putting up quality third-party articles for your visitors. No? Worried about that penalty? Forget it ALL.</p>
<p>Let those other guys wear themselves out wasting their time with smoke and mirrors and trying to outguess the SEs so they can trick them. Go out and build quality content. Submit your own articles. Repeat. It works.</p>
<p>If you publish enough articles and get enough of that nasty duplicate content penalty, you may just find you have yourself a PR6 site of your very own. Maybe I&#8217;m nuts, but I like those incoming high PR links. Over time that can help me more than having my articles indexed on my own site. So go ahead, penalize me, please.</p>

Google however, is not referring to this as an &#8220;update&#8221; but rather an &#8220;infrastructure change&#8221;. In addition to this change, Matt Cutts (Google&#8217;s link to the real world) states that &#8220;There was a completely unrelated data refresh that went live at every data center on December 27th.&#8221; According to Matt this update was completed sometime in March, however I bet there are a few thousand webmasters who would dispute this point!</p>
<p>While Webmasters and Search Engine Optimization (SEO) professionals try to figure out what has changed and why, web site owners languish on page 8 or worse, and Google results change daily. The only positive silver lining is for owners of Pepto Bismol stock. Normally I have Google set as the default on my browser for search engines, but I have to admit the last few months have caused me to change my mind and use either Yahoo! or MSN. Odd as it sounds, even to me, both Yahoo! and MSN bring results that are more relevant to what I am searching for. Google unfortunately has become increasingly frustrating, bringing results that make no sense from either an SEO or a user perspective.</p>
<p>The main job of an SEO professional is to optimize your web site to conform to the Search Engine(s) guidelines. While none of the engines give us an outright list of what is good (white hat) and what is bad (black hat), we have a basic understanding of what they are looking to see. Well written, pertinent content, clean &#8220;non-spam&#8221; code, quality and relevant back links. Generally that&#8217;s it. Of course there is wide latitude in the details, which are amorphic at best.</p>
<p>What you do in the details can either make your business, by being recognized on the search engine&#8217;s front page with your designated key phrase(s) search, or break your business by dropping your designated key phrases all together. And with Google&#8217;s latest update entitled &#8220;Big Daddy&#8221;, many, many, quality web sites are seeing their once strong rankings diminish down to a chosen few. This would be an easier pill to swallow if it wasn&#8217;t for the new results which range from key-stuffed, duplicate content, bad links (if any), to a plain PDF file. How does a PDF file rank better than a page that follows the rules?</p>
<p>I realize there are now over 200 separate items that help calculate the final page ranking of any given result(s), but when there is no discernable linear logic to follow there is bound to be an equal, and often more powerful, opposite reaction. Basic physics. The opposite reaction will come in the form of web site owners, webmasters, and SEO experts the world over screaming in utter frustration!</p>

			<content:encoded><![CDATA[<p>In a market similar to the one we are in now, it is not out of the ordinary for a condo to sit on the market for quite some time. So, how long should you wait before you fire your agent? I can remember back in the late 80&#8217;s, when the market was softer than a roasted marshmallow, there was a saying that it was always better to be someone&#8217;s 1st Love, 2nd wife/husband, and 3rd Listing Agent. It seemed that these destinations were the ones that got one what he or she had been wanting!</p>
<p>I know from personal experience that listings have a tendency to get stale, or perhaps attitudes about particular listings grow old with time. I know that this can be a common occurrence with a number of agents I have witnessed with respect to their marketing efforts. It seems that fresh out of the gate, the enthusiasm is high, hopes are higher, and marketing plans presented to any given seller are pie in the sky. Hope does spring eternal, but should an agent not find a buyer, I often find that the priority given to that listing does indeed shrink over time. This fact is evidenced by the dwindling number of open houses that agent may hold, a reduction in advertising, or a general malaise about the property that is reflected also in the gusto in which the agent attempts to conger up with other agents who might have a buyer for such a property.</p>
<p>A handful of real estate agents might offer the seller an unrealistic listing price, in the hopes of bringing that price down, over time, to a point where the listing will garner the attention necessary to get the listing sold. Unbelievable, I know, but some listing agents actually do this. Their goal is to pile their inventory high while giving false hope to a seller. Agents may find this tactic to be very short sighted, as an unmovable seller, with regards to price, will only cost the agent money in terms of administrative work, and advertising costs. This kind of approach is a disservice to a seller as the home would have no real chance of selling in any given market.</p>
<p>Based on my experience, I believe it is fair to give a listing contract with any particular agent about 120 days. Personally speaking, unless I am making some headway in the number of showings I am procuring for a seller, I don&#8217;t know that it is in his or her best interest to keep their listing with me. I am human so I too may grow tired of any given condo or townhouse I may be hired to list - not in many cases, but once in a blue moon, my hopes do begin to fade. Trying in time to prompt a seller to reduce his price is sometimes a lost cause. They may reduce their price once during my tenure as their listing agent, though continual prodding may only serve as path to self destruction. The seller may well grow tired of my suggestions, and move the listing to another real estate agent. Then, and only then, do I see that reduction in sale price which I have been suggesting for quite some time.</p>
<p>As the price drops on any lingering piece of real estate, the interest in such- from the listing agent and other buyers alike, does indeed rise. And sometimes it takes the third listing agent to finally get it through the sellers head that a significant price drop is needed to selling his or her home. <p><Strong>The section of the website </strong><br />It is the blue headline that is seen in the search engine results from Google and Yahoo. It is also the verbiage located on your browser at the top of the screen in the blue bar.</p>
<p><strong>Title Tag Format</strong><br />It is important to get relevant information into the title tag without making it too long. I recommend that the title tag not be any longer than 70 characters. It is best to keep the page title at the beginning of the title tag. I recommend the following format: &#8220;Page Title | City, State | Business/Site Name&#8221;. The business name does not need to come first because most searchers are probably looking for your service, not your specific business name.</p>
<p><strong>Uniqueness</strong></p>
<p>All Title tags should be unique and relevant to the specific page where it is located. When the SEs rank a page, they rank it based on its perceived authority. If every page on your site has the same title, the SEs have a hard time determining which page is the most relevant. If you use Google webmaster tools (and you should), and your web site pages do not have unique title tags, you will receive an alert from Google. The fact that Google is alerting website owners that duplicate title tags is a problem is enough for me to spend extra time writing unique titles.</p>
<p>For example, lets say that you sell &#8220;red widgets&#8221;. Your site is filled with information regarding red widgets including reviews, product information and an order form. By specifying what each page is about, Google knows to send visitors to the relevant page. If someone searches for &#8220;red widget review&#8221; and you have a page titled &#8220;red widget review&#8221; than Google is going to send them to the correct page. If another searcher enters the phrase &#8220;purchase red widget&#8221; and you have a page titled, &#8220;purchase red widgets&#8221;, Google is going to give credence to that page and send the visitor to you. However, if you do not have unique title tags, Google may bypass your site altogether to send their user to a more &#8220;relevant&#8221; site.</p>
<p><strong>Writing A Title Tag</strong></p>
<p>If you were to purchase ad space in a newspaper, on Google adwords or somewhere else; a great deal of attention would be given to writing the headline. The Title Tag of a website is a &#8220;free&#8221; headline that Google displays to potential customers. It is important that your title capture the readers attention. Use proper grammar, start the title tag off with a capitalized word and always make sense. Some title tags are simply jammed with keywords, but these titles are not easy to read. When your result appears on a page, you are competing with nine other organic results and 5-10 sponsored results. It is important to make your title stand out so you get the majority of the traffic from the search. Keep in mind that if the title does not match the content of the page, the search engines will consider that spamming and drop the rank of the page.</p>
<p>Just by spending extra time writing your title tags, you can easily impact your search engine result rankings and increase your site traffic from keywords your site is already found under.</p>

<p>If you run a website, you must always keep in mind that people can still come to your site to view old posts. Try doing a spring cleaning of your older posts to remove dead links or links to places that are of no use to your readers nowadays.</p>
<p>There are several practical reasons to do this. First of all, on an intangible note, you will be annoying your readers. When you give a link, the only thing that should matter is whether it&#8217;s useful to your readers. Too many times do bloggers give links to pages that benefit themselves over their readers.</p>
<p>Secondly, you reduce the number of links that leave your blog. This can help boost your PageRank in the next update. Why bother giving a link to Google Adsense? They really dont need the PageRank as much as you do.</p>
<p>Thirdly, if they&#8217;re affiliate links or partnerships that are no longer of use to you, you increase the chance of losing a customer. If you don&#8217;t have an affiliate program in your money making plans then you&#8217;re best to stop giving them traffic and PageRank. If you really feel you need to keep a link up for relevancy, then at least add the nofollow attribute (look it up) to it.</p>
